The problem was that while I was learning a ton of things in "theory" I wasn't buying any houses. Sure I was learning, in concept, how to do creative real estate deals and about the foreclosure process, but all of that "knowledge" wasn't putting any money in my pocket.
I was running up a pile of debt, without any deals or profits to show for it.

The frustrating thing was, that I was DOING all of the things the "Real Estate Guru" foreclosure courses tell you to do:

So here I was, getting a few measly replies to my marketing, and when I did get a call, I had no way of monetizing my leads.

But luckily, this frustration actually led me to the most important discovery of my investing career.
One night, over a burger and beer at our favorite local restaurant, my wife Dreama had a brilliant idea. She asked me:
